SpecTip: The Importance of Single-Sourcing Edge-to-Edge Roofing Accessories

Are You Value-Engineering Your Liability?
The importance of utilizing compatible components in a roofing system cannot be overstated. Each element of a roofing system is interconnected, and the use of components that are approved by the roofing system manufacturer is a crucial step in ensuring the longevity and performance of the roof. It also helps to protect the building owner from unnecessary liability and potential headaches down the road. When components are not compatible, it can lead to performance issues, leaks, and even structural damage. Furthermore, the use of non-approved components can void warranties and insurance coverage, leaving the building owner in a vulnerable position.

Warranties play a pivotal role in the decision-making process for roofing system components. Many component and roof accessory manufacturers offer separate warranties that are not synchronized with the roofing system manufacturer's warranty. This lack of alignment can result in a convoluted and problematic situation if a roof leak were to occur. The finger-pointing between various manufacturers can lead to costly litigation and a protracted resolution process. Selecting overburden and accessory items from third-party suppliers instead of through the roofing system manufacturer is often done to value-engineer the project. Ultimately, the decision needs to be made as to whether this upfront value-engineering is worth the possible warranty liability.

Architects play a pivotal role in designing roofing systems that stand the test of time and perform at their best. One critical aspect often overlooked in project specifications is the requirement for accessory and overburden components to be compatible with, supplied by, and warranted by the roofing system manufacturer. This is a vital consideration because it directly impacts the longevity and performance of the roofing project. It is imperative that architects specify compatible components that are warranty-inclusive, ensuring that all elements of the roofing system work seamlessly together and mitigating risks and potential conflicts between the roofing manufacturer and third-party accessory suppliers. This proactive approach not only guarantees a more durable and efficient roofing system, it also provides peace of mind to both the architect and the building owner, ensuring that the project will deliver on its promises of quality and reliability.
