Single-Source Responsibility for Building Envelope Tie-ins
Did you know: Remediation of poor or missing building envelope tie-ins,once construction is complete, can cost 10 to 100 times more than performing them properly during construction?
What’s worse is determining who is responsible for the exorbitant costs associated with the remediation effort in the unfortunate scenario that tie-ins fail. Fingers are pointed between product suppliers and contractors, and litigation ensues.
Given the importance that tie-in detailing plays in building performance, and the subsequent effort involved in remediating tie-in deficiencies, it is critical that water and air barriers needed for roofing, walls,and below grade systems are compatible with one another. To assure material compatibility and to limit architect liability, your project specifications should require these control layerstobe supplied by a single manufacturer who has tested the compatibility of the materials and assumes liability for failures created by product incompatibilities.
SpecTip: Include a “Special Manufacturer’s Warranty”in MasterFormat Division 1–General Requirements –Section 016000 to say:
Special Manufacturer’s Warranty: Written warranty furnished by a single manufacturer for multiple products within multiple specification sections and specifically endorsed by manufacturer to owner to include the following:
In addition, include Manufacturer’s Special Tie-in Warranty language in the appropriate Division 7 Warranty paragraph in Part I of the Roofing, Air Barrier, and Below Grade Waterproofing sections.This language allows the Division 7 product sections to reference back to the Special Manufacturer’s Warranty section.
