Inadequate Edge Metal - A Leading Cause of Low-Slope Roof Failures
Did you know: According to FM Global, a leading commercial building insurer, over 60% of low-slope roof failures are caused by edge metal failures?
Backing this up is the most recent report released by the Roofing Industry Committee on Weather Issues (RICOWI).Investigations of roof conditions in areas impacted by Hurricane Michael showed that perimeter edge metal failures are a leading cause of low-slope roof failures.And although current edge metal code provisions appear to be adequate, many non-compliant systems are still being installed.
Given the significance of the report, the importance of a properly designed roof edge system should not be overlooked.As one of the most vital parts of a roofing system’s performance, it is critical that your project specifications include coping and fascia as part of the roof manufacturer’s roof system warranty, to ensure your project is protected.
SpecTip:Include the following warranty spec language in MasterFormat Division 7, sub-division 077100 “Roof Specialties”, under section 1.9 “Warranty”. Roofing-System Warranty: Roof specialties are included in warranty provisions in Section “.”
This language allows a reference back to the Roofing System Specification section tying the edge metal to the roof system.
